What's happening?

Can it wait?Call now. This one won't wait, so we'll come straight out.

Do this now

  1. Turn off the water at your stop tap. It's usually under the kitchen sink. Turn it clockwise until it stops.
  2. If water is near sockets, lights or the fuse board, switch the electricity off at the fuse board, but only if the board itself is dry.
  3. Turn off the boiler or immersion heater, then open the cold taps to drain what's left in the pipes.
  4. Catch what you can with towels and buckets, and move anything valuable out of the way.

If you can't find the stop tap, or it won't turn, call now. We'll talk you through it while we're on the way. Where's my stop tap?

What it costs

  • Daytime£100 to £165
  • Evenings and weekends£140 to £220
  • Overnight and bank holidays£180 to £275

A burst pipe we can reach: 45 minutes to an hour and a half on site, parts at cost, VAT included.

Can it wait?Call now. This one won't wait, so we'll come straight out.

Do this now

  1. Turn off the water at your stop tap, and switch off the boiler or immersion heater.
  2. If water is coming through a light fitting or near one, switch the electricity off at the fuse board if the board is dry. Don't touch the light switches.
  3. If the ceiling is sagging, keep everyone out of the room below it. Don't push it or poke it.
  4. In a flat, knock upstairs: the leak may be theirs, and they need to turn their water off too.

Take photos now, before anything is moved. Your insurer will want to see the damage as it was. Where's my stop tap?

Can it wait?Once you've done the steps above, this can wait a few hours if you'd rather. A daytime visit costs less.

Do this now

  1. Look for a small isolating valve on the pipe to whatever is leaking, with a slot you turn with a screwdriver. Turn it a quarter, so the slot runs across the pipe.
  2. If there isn't one, or the leak is from the pipe itself, turn off the water at the stop tap.
  3. Put a bowl or a towel under it, and take a photo of where it's coming from.

A drip you can catch can usually wait for a daytime visit, which costs less. Book one, or send us a photo.

Can it wait?Once you've done the steps above, this can wait a few hours if you'd rather. A daytime visit costs less.

Do this now

  1. Don't flush again. If it's overflowing, lift the cistern lid and hold the float up, or turn the valve on the pipe into the cistern a quarter.
  2. For a blockage, try a plunger with the bowl half full: firm, steady pushes, not stabs. Never mix bleach with a drain cleaner.
  3. If it won't stop running, turn off the valve on the pipe into the cistern, or the stop tap.

If it's your only toilet, or sewage is coming up anywhere else, call now.

What it costs

  • Daytime£95
  • Evenings and weekends£135

Can it wait?Once you've done the steps above, this can wait a few hours if you'd rather. A daytime visit costs less.

Do this now

  1. Stop running water into it, including the washing machine and the dishwasher.
  2. For a sink or a bath, try a plunger with the overflow held shut under a wet cloth.
  3. Outside, lift the drain cover if you can do it safely and see whether it's full. Don't climb into anything.

If sewage is coming up inside, call now. A blockage in a public sewer is the water company's to clear, and we'll tell you if it is.

What it costs

  • Daytime£95 to £110

Can it wait?Call now. This one won't wait, so we'll come straight out.

Do this now

  1. Ask a neighbour. If they've no water either, it's the supply, not your pipes: your water company's number is below.
  2. If it's only you, check your stop tap is fully open, turned anticlockwise as far as it goes.
  3. In freezing weather a pipe in a loft, garage or outside wall may be frozen. Warm it gently with a hairdryer or a hot-water bottle, never a flame, and keep the tap it feeds open.

A frozen pipe may have split. When it thaws, be ready to turn the water off.

Can it wait? This can wait until morning. Book a daytime visit and pay the daytime rate.

Do this now

  1. Check the boiler's display or the immersion heater's switch. A fault code or a tripped switch tells us what's wrong.
  2. Try resetting the boiler once. If it still won't fire, leave it off.
  3. If you smell gas, leave the house and ring the gas emergency line. Don't use switches or flames.

No hot water is rarely an emergency. Book a daytime visit and pay the daytime rate.

What a call-out costs

One price for the first hour, which is the call-out: getting to you, finding the problem and making it safe are all in it. Then each half hour after that. VAT is included, because that's what you pay.

  1. Daytime

8am to 6pm, Monday to Friday

    First hour, including the call-out£95

    Then each half hour£40

  2. Evenings and weekends

6pm to 10pm on weekdays, 8am to 10pm at weekends

    First hour, including the call-out£135

    Then each half hour£55

  3. Overnight and bank holidays

10pm to 8am every night, and all day on bank holidays

    First hour, including the call-out£175

    Then each half hour£70

In the first hour

  • Getting to you, whatever the time
  • Finding the problem
  • Stopping the water and making it safe
  • Up to an hour's work on the repair

Parts at cost, with the receipt. The common ones are on the van.

Find your stop tap now, before you need it

It's the tap that turns off all the water in your home. Thirty seconds finding it today could save a ceiling tonight.

Stop tapRising main

Where it usually is

  • Under the kitchen sink, at the back of the cupboard
  • Where the water pipe comes in, often a downstairs toilet, the garage or under the stairs

In older terraces it can be under the floorboards just inside the front door.

Street level Meter Stop tap, just inside the front wall

Where it usually is

  • On the cellar wall at the front of the house, near the meter
  • On the pipe where it comes through the front wall
Front door Kitchen or hall cupboard Stop tap

Where it usually is

  • In the kitchen, the airing cupboard or a cupboard by the front door
  • In some blocks it's in a cupboard in the corridor. Ask your landlord or managing agent where.

If you rent, your landlord should be able to tell you where it is. Ask today.

On: along the pipeOff: across the pipe A quarter turn

Where it usually is

  • Under the kitchen sink or in the utility room
  • Often a lever rather than a tap

A lever is off when it's turned across the pipe.

How to turn it off

  1. Turn it clockwise, as far as it will go.
  2. If it's a lever, turn it a quarter, so it sits across the pipe.
  3. Open a cold tap to check. It should slow to nothing within a minute.

If it won't move, don't force it with pliers. An old stop tap can snap. Call us and we'll talk you through the outside one.

Every common call-out

Watch us arrive

From the moment you call, you have your own page: who's coming, when they'll be at your door, and the price of the repair to accept on your phone. No app and no account.

  1. A plumber picks up, asks what's happening, talks you through turning the water off and tells you the rate for the hour.

  2. A text with your page: the plumber's name and photo, the van, and the time we'll be with you. If we're held up, it changes there first.

  3. The repair, itemised, to accept on your page before we start it. Nothing is added without your say-so.

  4. Your invoice, the photos, and a leak report for your insurer if you need one, all kept on your page.

Leaks and your insurance

Most home insurance covers the damage a leak does, and often the cost of finding it. What insurers ask for is evidence: when it happened, where it came from, what it damaged and what was done. We write it down as we go.

Your leak report

  • When you called, when we arrived and when it was made safe
  • Where the water came from, and what failed
  • Dated photos of the damage before anything was moved
  • What we did to stop it, and what the repair was
  • Moisture readings, where we took them
  • Our name, the address and the date on every page

We don't deal with your insurer for you, and we can't tell you what your policy covers. We give you the evidence they ask for.
