Hidden leaks and water through ceilings

Leak detection and ceiling leaks

Water through a ceiling, or a damp patch that keeps coming back, traced with a thermal camera and a moisture meter, and opened up only where it is.

If it's happening now

Water through a ceiling

Can it wait?Call now. This one won't wait, so we'll come straight out.

  1. Turn off the water at your stop tap, and switch off the boiler or immersion heater.
  2. If water is coming through a light fitting or near one, switch the electricity off at the fuse board if the board is dry. Don't touch the light switches.
  3. If the ceiling is sagging, keep everyone out of the room below it. Don't push it or poke it.
  4. In a flat, knock upstairs: the leak may be theirs, and they need to turn their water off too.

Take photos now, before anything is moved. Your insurer will want to see the damage as it was.

What it costs

  • Daytime£100 to £165
  • Evenings and weekends£140 to £220
  • Overnight and bank holidays£180 to £275

A burst pipe we can reach: 45 minutes to an hour and a half on site, parts at cost, VAT included.

Many policies pay for finding a leak and opening up to it, as trace and access. Check yours before we start; you get the report either way.

Signs of a hidden leak

  • A damp patch on a ceiling or a wall that keeps growing
  • A water meter that turns with every tap off
  • Boiler pressure that keeps dropping
  • A musty smell, or a floor that's lifting

What's included

  • Thermal imaging and moisture readings
  • Listening for leaks in buried pipes
  • Opening up only where the leak is
  • A written report with photos for your insurer

How it goes

  1. Trace it

A thermal camera, a moisture meter and listening, before anything is lifted.

  2. Reach it

We open up the smallest area we can, and photograph it first.

  3. Report it

Where it was, what failed and what we did, written up for your insurer.

Questions

Can you find a leak without lifting the floor?

Often, yes. A thermal camera shows warm water in a heating pipe and a moisture meter maps where it's spreading, so we open up only where the leak is.

Water's coming through my ceiling from the flat above. What do I do?

Turn your own water off in case it's yours, knock upstairs, and if nobody answers, call us. We'll find the stop tap for their flat and turn it off.
