Landlords and letting agents

EICRs and electrical safety for landlords

Fixed prices by bedroom count, keys collected for you, reports within 24 hours, and a reminder before every property's next one is due.

Certificates for landlords and agents

One report per property, priced before we visit, and filed where you and your agent can both find it.

A letting agent takes a key from a key safe and hands the keys to an electrician outside a block of flats.
  • Fixed prices, whatever we find
  • Keys from agents, key safes or tenants, arranged for you
  • Reports usually within 24 hours
  • Any C1 danger made safe before we leave
  • Each property's report on its own private page

What the codes on a report mean

C1
Danger present. We make it safe before we leave. The report is unsatisfactory until the work is done.
C2
Potentially dangerous. In a rental it must be put right within 28 days, or sooner if the report says so.
C3
Improvement recommended. Not required: a report with only C3s can still be satisfactory.
FI
Further investigation needed. In a rental it must be investigated within 28 days, or sooner if the report says so.

A reminder before the next one is due

Every report stays on its property's private page with its next inspection date, which can be sooner than five years, and we remind you three months before.

Questions

Landlords

How often does a rental need an EICR?

By the next inspection date on the last report, and never more than five years apart. A valid report normally carries on into a new tenancy until that date, so a new tenant doesn't mean a new inspection.

Who needs a copy of the report, and when?

Your current tenants within 28 days of the inspection, a new tenant before they move in, a prospective tenant within 28 days of asking in writing, and the local council within 7 days if it asks.

Can you collect keys from our agent?

Yes. We collect from agents, key safes or tenants, and arrange access ourselves.

What if the report is unsatisfactory?

C1 dangers are made safe on the spot. For C2 and FI items you'll have a written price the same day; they must be put right within 28 days, or sooner if the report says so. We then give you written confirmation that the work is done, which you send to your tenants and the council within 28 days.

Do you work for letting agents?

Yes. Each property's report is on its own private page you can share with your landlords, and we remind you before the next one is due.
